The listing agent is your advocate and one of their fiduciary responsibilities is to put your needs above all others, including their own. When you first meet with them make sure you get a good feel for them and their priorities.

It is best to go with a local agent. They are more familiar with the area and therefore have a better handle on what the local market condition is. They will be in tune with local pricing trends as well as septic, well water and conservation issues that may crop up.
